Spring is here!

Spring is a great time of year! Now that winter has faded it is the perfect time to head outdoors. It is also a good time to make sure your house is ready for Spring & Summer.

Here are some spring maintenance tips for your home.
  •  Check your outside faucets for freeze damage
  • Visually inspect your roof from the ground. The winter can be rough on roofs and if you see any signs of buckling or cracks you might want to get your roof looked at before the summer heat.
  • Check your irrigation system to make sure that all the sprinkler heads are working and covering your yard properly. Also make sure the sprinkler heads are not spraying water on to the walls of your house.
  • Clean gutters and downspouts to keep debris from accumulating which can lead to roof damage.
  •  Check for low areas in your yard or around your foundation. You want to make sure that water is draining away from your foundation. If you find any low spots fill these areas with compact soil to prevent yard flooding when the spring rains hit.
  • Inspect all doors and windows for leaks or drafts. If you find some seal them.
  • Also now is a good time to change you A/C filter. You should be changing your filter every two months.

Tips for Selling Your Home

Home selling season typical runs from March to August. If you are thinking about putting your home on the market this year now might be the time to start getting it ready. Here are just a couple tips to help your house sell.

1.       De-clutter your house- Now is the time to go through ever closet and drawer in your house to see how it looks to a potential buyer. Even the garage needs to look presentable. The odds are buyers will open that cabinet or closet door and it needs to present well.  No one wants to move into a house that already feels small. Your house needs to feel spacious. Also your kitchen counter only needs two appliances, for instance coffeemaker and mixer.

2.       No Personal Pictures- Take down all your family photos, it sounds simple but it makes a big difference. When a couple walks through your home they need to be able to imagine themselves in your house; that is hard to do with your family portrait on the wall. Don’t leave blank spots on your walls either, you can either get neutral pictures or mirrors can also be a nice touch as well.

3.      Clean- Keep your house clean. Not just looking clean but smelling good as well. There have been buyers that didn’t even make it past the living room because of a smell inside a house.

4.     Curb Appeal-Take a good look at the outside of your house and make sure the house has a nice outside appearance. Make sure to trim the bushes and pull up any weeds in the yard. It might be a good time to wash the windows as well. Make sure your grass is mowed and doesn’t have any brown spots or dead patches.

5.      Price your house right- Talk to your Realtor and make sure to price your house appropriately for your market. Your price point is very important. Make sure the price is reasonable. If it is too high you could keep potential buyers from even looking at your house. If priced right it should get buyers in the door and hopefully your house will sell itself from there.
